How to handle defaulting tenants?

Yes it is true, even though they deliver the documents, many times they do not comply and break the law. In the case that this happens, in my country there is an office where you are given a deadline to vacate, if they do not comply the police go to the property and take everything out of the property.

In my country, the government officials are mostly corrupt. We rented out our house to a government employee and he stole electricity without us knowing about it. I would always advise people to rent out property to educated and well-mannered person who do not cheat people.

That means, if they seek help from law enforcement, it will be difficult to get help. What actions do you take when you want to evict a bad tenant and the tenant refuses to leave?

People may seek the help of law enforcement but usually the offender plays the victim and tried to make the victim guilty. Unfortunately, this has been happening in a lot of countries. This is the exact reason why I believe that you should always handle over your property to decent people rather than correupt government officials.

Ah ok, although you are absolutely right, it is better to rent the property to people outside the government and who have a good reputation. Something that some landlords also request, are letters of references where it was rented before.

Well, I was not generalizing government employees. Many government employees are really good people. I have actually met one such good government employee. My point was that you should be cautious while renting out your property to people regardless of whether they are government servants or not. You must rent out your property to educated people.

That's right, as long as they are good "proven" people it will be a good option to rent. And I know that not all government workers are bad tenants. I am on the government payroll myself.

Well, I do not think that any person is a kind of person that can be proved to be good or bad until or unless you have an experience with them or know them personally. Having said that, most of the tenants are actually strangers. We need to trust our instincts when it comes to renting out our property.

Not only do we trust our instincts, but in our case we also trust the documents proving what they state, apart from the first 3 or 6 months trial period that almost everyone in my country places in the contract. If the tenant behaves well, the lease is renewed, otherwise the tenant is evicted.

In my country they always ask for documents from prospective tenants, some ask for more than others, but it is mandatory, since with that support they sign the rental contract at the municipal notary. This way everyone will be legally protected.

Defaulting tenants are bad for business and are to be considered bad debt in account settlements, lol!!!. Imagine the amount in revenue they are preventing you from acquiring because of their selfishness

The landlord would have every right to take any action such as locking the door to the house with a new and personal key or even removing the properties outside if the tenant refuses to leave before that time. There is always this problem especially with people who own rented spaces or apartments. That is why I think the best is to hand it over to tenants

In my country they give three months, but unlike in your country when the contract is signed they charge 3 months deposit for those cases, if the tenant becomes unemployed or can't pay. You will have three months for eviction and the landlord consumes the deposit.
 
Its very difficult to handle such tenant because some are facing such individual them don't like paying their rent when the time come, but the best way is to take them to Court.
I know that it is very difficult to handle defaulting tenants but I would never joke with mine house rent money because I definitely made use of which amount of money to either buy my property or build it so for any defaulting tenant I will give them a quick notice if they do not pay my house rent on time.
