How to handle defaulting tenants?

The issue of such kind of tenants is very common in my country and this is why many tenants always take rent in advance in order to avoid such a problem. If a tenant does not pay the rent in advance, then you can pack bags and leave. This is the new policy of landlords.

Well there are more appropriate ways you can obtain your money from your tenant. You can start by writing a letter of demand for tenants that are usually not in default. However, for stubborn tenants, you can issue them a quit notice.

The best way to handle defaulting client is to arrange a meeting with them and let them know the implications of what they are doing can lead to.You can send them away from the house if they’re not willing to change
 
There should be a written agreement between the tenants and the home owner. A default in payment will result to a bridge in the agreement and the necessary action should follow. The agreement should contain the actions against defaulters

Well, when I said pay in advance, I do not necessarily mean that a tenant should pay advance rent for several months upfront. What I actually meant was that a tenant can pay one month rent in advance when the month begins. This way a tenant will not get overburdened.

This is the best solution, quick noticed are usually given and signed by not just the landlord but his lawyer as well, so if the ternant refuses to comply to the notice, legal action can be carried out. Like you rightfully said, it is your property and you need to protect it as it is not just a property to you but also an investment.

This is true, but i believe everyone has their limit, no matter how emotional or kind they are it would get to a point that they can nolonger take it. I have seen such case. There was a man oweing rent for months in my old apartment. He kept on promising and the landlord had pity on him. But he never fulfilled his promises. To make matters worse he starting leaving the House early in the morning and would come back at midnight so the landlord would not see him, he was not picking calls. The landlord was still being calm. But it got to one day the landlord brought padlock, after he left early in the morning as usual. They locked the door with the padlock he came back late at night, he found his door locked he had no choice but to see the landlord that night

This is in order to legally solve the situation you are going through. Since having such contract with its clauses there is the support of the security forces and get the results you expect.

There have been many cases in my city where the tenant defaulted a lot and did not pay rent for several months. They also consumed the electricity and did not pay the bills. I think it is very important to do a face reading of such tenants before handling them your house for rent. It is always better to get your rent in advance.

After the different experiences that were lived for years in my country, they learned the lesson and added laws that protect the owners of rented housing. This way it is easier to recover properties from abusive tenants.

I do not think i would ever tolerate defaulting tenants as a lot of them have the money and ain't just willing to pay the money.

This is a very regular thing that we witness in our life because in Asia or in India we like to rent our property even if it's a room so we can have some cash inflow every month and the tenants most of the time like to make excuses and not pay the rent on time so what we can do is to enter an agreement with them in which they need to pay the rent in a week or max 10 grace days and failure in doing so will make us eligible to kick them out of our property and even sell their belongings to recover our rent.

Yes it is true, even though they deliver the documents, many times they do not comply and break the law. In the case that this happens, in my country there is an office where you are given a deadline to vacate, if they do not comply the police go to the property and take everything out of the property.
