Most time the inability of occupant of a property not to be able to meet their payment agreement might not be delibrate.But patience need to be exercise here expecially if the tenant(s) has not be defaulting.But there are some that are habitual,then a strong agreement need to be strictly used on such fellow.

That is a fact,you can imagine someone staying in your apartment and have been meeting up to his payment and all of a surden,he could not meet up anymore,of which the reason is obvious(pandemic),there need to be a consideration for that fellow.

Yes, the pandemic is a strong case because it was accompanied by massive layoffs, wage suspensions, company closures. This led many tenants to live an unprecedented situation, and for this case we must have humanity.

I think this is the most important step when renting a property, you should describe what you expect from the tenant, the benefits for both the tenant and the landlord. The clauses that are expected to be fulfilled, legally backed. In this way you will avoid bad moments.
 
I believe that there should be terms and conditions that the tenants should sign before getting approval to stay in the house , this will make it in such a way that they will be thrown out after their failure to pay for rent within a stipulated period.

The thing is that there is no landlord and tenant relationship that doesn't start with some terms and conditions that is written so in a situation like that I think that the tenant should be evicted from their houses so as for the landlord to be able to recoup their month of money that they had invested in that building of the house.

I agree with your statement, the most correct thing to do is to make a legal documentation that supports both the owners and the tenants. This document should be signed by mutual agreement and when the time comes, you can act through it.
 
At times you need to be hard on them because of the tenants do such things deliberately to try your patience but if you understand that they have a problem then you will try and understand them.
