The best thing to do as a landlord when you have a default in tenant is to let him off your apartment because he will be a big challenge to you every time it comes to payment of rent.

I completely agree with you but I do not allow my tenants to get to a stage where by the only option that I will have is to throw them out of my house rather what I do is to ensure that I only admit good and well-behaved tenant into my house.

I think the best way to handle this kind of a situation,is to get a good lawyer that would serve them quick notice so with that they will all be willing to pay or move out of the house I guess.
