Its better you take them to court and ensure that the law play its part,I have a tenant as well but he is not misbehaving,so dont take the law in your hand all you need to do is report such tenant to the law enforcement egency for proper accessment and settlement of any dispute you have with the tenant dont take the law in your hand,but I will advice you called such tenant talk to him at first and see what will be his reaction

That's right, there should be a legal agreement, this way you can have easy backing from the authorities if anything goes wrong, instead of waiting for things to go wrong before you start trying to correct it.

If you have a property and you are willing to rent it out for people , then rules and regulation must be made. You have to make them understand that failure to keep to the rules and regulation that has been agreed upon by two parties will lead to some consequences. Maybe you choose a punishment or you limit them of certain things.

I believe there's an agency that should deal on this kind of issue. If there isn't, then the government should make provisions on this. I think they make more laws to protect tenant than the landlords
