Most young investor look for cheap amd easy investment in the real estate sector, they usually go to invest in fallow lands and interior part of villages where properties are, well that ia good for the long term.

But if you want to see fast returns on investment, look for opportunity to invest in real estate in highly populated part of the town because;

- Prices of properties their will always appreciate and appreciate fast.

- There always a need for properties there.

- You can easily track the performance of your investment due to personal interest.

Market research shows that Lagos State has the highest property values and the most vibrant real estate market in Nigeria.With a 16 percent urbanization rate, Lagos is one of the fastest-growing megacities in the world. Lagos has attained the megacity status, that means that the ‘bush’ you are buying today will become ‘city’ faster than you imagine.
With that statistics in your head, just imagine the profit some who invested 10 year ago is making now.

Then with the rate of population growth calculated profit an ivestor who buys a propeety today will be making 10 year from now.

Yeah! Of course you are absolutely right. There are also opportunities for you in small town and villages but in the area of densely population you have a better opportunity yo boost your real estate business. I sm strongly agree with you.
 
Densely populated areas like the big cities have a thriving economy. This is the best place to build a business rather than a rural area with less populace. Imagine owning apartment buildings in a big city, it means you never run out of customers and you will make good profit every year.
 
The cities here are congested and in some villages there are no more vacant lots. Even in our village in the suburban town the price of lots are increasing due to the high demand. It was only abated by the pandemic but I guess in 2021 the real estate industry will have a big boom. Construction companies are lucky to be there where the action is because people are buying. With the fast turnover in the city, yes, real property in the city is easier to sell than in the suburbs or rural areas.
 
Investing in densely populated areas is good as demand for place to reside is very high and everyone would want to get theirs at any cost which could help the estate manager to increase the amount of the rent and still have people rushing to get it.

I guess what attracts most new real estate investors to the rural areas is that they can get cheaper properties there and may not be able to afford the more expensive ones in urban settlements. However, within a period of time, they get to see that their counterparts who invested in the cities actually do better than them and get better and faster returns for their investements.
 
You only advise us to invest in a densely populated area but you fail to understand that for an investment to be carried out in such area it actually need a lot of money Becausein such area the prices of land and property will be much higher compared to the area that is less dense,I advise new investors to invest in an area that has good potential of being densely populated in the future.
 
Real estate generates more profit sales when situated in a densely populated area. The demand for accommodation is always high. Even though the cost of construction in a densely populated area is always high but it’s worth it
 
If I were to go into real estate my target areas will not be densely populated places rather sparsely populated regions .., investment is a long term business and the rewards is also long term.
 
I agree with you that in densely populated areas the demand of the property are always high but nowadays even in villages demand for these have increased since in towns there is alot of congestion .
The only different between investing in rural and urban is just that the prices in urban are abit higher and investors will always go for cheaper onea

Remember when buying from a populated and dense environment you should always know that, you will buy it high. And your profit won't be that high, cos it will take time for it to appreciate more, cos the place you are buying is already developed. But buying on an undeveloped area with potential to rise will give you more profit than in a developed place.
