I agree with forming a partnership or even a group. Usually the partnership is between an agent for the seller and the other is an agent for the buyer. The informal partnership is just a connection like when agent A has a buyer for a commercial lot then he contacts agent B for a potential property. Having connections in the real estate industry is very important for it can give you the leads that you may be looking for. One real estate agent I know is my wife's aunt who has friends in the company of developers.
