There are many people who would have to deal with really annoying tenants. The main problem many landlords face is the fact that they may encounter certain kinds of tenants who may not pay rents. Do, you think that legal action could be taken against them?
 
When it comes to having tenants that do not pay, I always believe that the first thing any landlord should look into is if there are any problems with the property and that could be why they have stopped paying rent. In that case, it should be down to the landlord to ensure any problems are fixed. If it is just a tenant being a pain and not paying then I definitely believe they should have legal action taken against them as it is not fair on the landlord if they are doing everything they should be and they are not receiving the rent they asked for.

I understand that sometimes some people can struggle to pay rent but they should speak to the landlord regarding that so they can help in someway.

Starting with a dialogue with your tenant is always a smart idea. Sometimes the problem is only a misinterpretation or a short-term financial setback that may be remedied amicably through conversation.
 
Do you have a written contract? If yes, it is easy to deal with these people who refuse to pay rent. You can file a case and deal with these people in a legal way.
 
This is why you need to have written agreement when you are renting your property for commercial purpose. If you have the written agreement, and your tenants refuse to pay, you can take them to court for settlement and justice.
 
The law is the only way to deal with a tenant who wouldn't pay their rent , reporting them to the appropriate authority that will handle the case is the best way.
 
There are many ways to deal with tenants that refused to pay. The antecedent of the tenant in behavior would determine how he is going to be treated. If he happens to owed, then he should not be treated with lenient hands.
 
Talk to them make sure that they don't have any problems with the house and things like that if they behave rudely you will need court also you need to make sure before renting that the person actually is able to pay rent for certain amount of time
 
This is why it is extremely important to sign a legal agreement before renting your property. An agreement that clearly states what the landlord can do and the actions that would be carried out if the tenant fails to pay their rent. I believe the best thing to do in this cause would be to give them quick notice and take legal actions if they refuse to leave.
