Building quality Houses in the real Estate sector is becoming a thing of the past due to the proliferation of incompetent contractors that do shody jobs and expects to be paid in full their fees.
When building a house these days, you have to be very careful of the contractor you contracts for the job.
Having said this, the real challenge remains how to get competent contractor for a building job. This is the name of this post, so guys how do we make sure that the contractors we are getting to our building project is competent?
 
Ensure you give room to lots of contractors. And by this I mean certified. Most times in order to cut down on cost, we tend to go by just friends recommendations of by mere show of proof of work done bt the contractors. It is no longer enough given humans are getting wiser and swift by the day. Get some personnel including yourself to review bidding and request for recommendations from high net-worth customers.

My thought would be first you have to hire a private contractor,a quantity surveyor and building inspector must come from an autonomous office away from the contractor.Then you also need to put it in writing that you will withhold a certain percentage which will only be paid after six months from completion to ensure there are no shoddy works.

A contractor who will agree to theses terms will really be a competent contractor,also you have to get the cv pr resume of that contractor.Jobs they have done relating to your work.
 
It is true, there are poor quality contractors which cause great losses to entrepreneurs. I can recommend that you go directly to the builders' college, where the best ones who have been recognized for their work and performance of their duties must be enrolled. Which guarantees a clean and guaranteed job.
 
How to avoid giving your real estate project to a quack, and instead allowing professional to handle your work. Be involved and not just consider giving it out to someone, then in the aspect of selection , give room for as many contractor as possible, then do a review and a thorough check of their profile and portfolio
 
Well you have to ensure that this contractors have a record and track history, interview them personally and get their perspective on the subject matter. Carry out proper research on their previous contractual job , ask about their methodology and means. Overall it is best you have a lay of the land before moving toward it.

Oh, we had a bad experience with a building contractor when we planned to expand our kitchen and to add one room. The contractor was a niece of my close friend. I didn't know her but I accepted her offer because of my friend. After giving 50% of the agreed cost of the work contract they started work. But only 20% was done and she was again asking for money. I had to rescind the contract because that was unfair to us. For a contractor get the names of the past customers and get a feedback from them so you will know the performance.
 
Take a tour around the already built houses, and ask whoever owns them about his feedback with the previous people that participated in the buidling, this way you can find them or atleast know how good/bad their services

You should not give them enough money to start building or contract awarded to them. You can use to be paying at every stage of work done so that you can supervise the work very well to ensure quality of work delivery.
 
Most contractors have their unions, as some work for the government and others work in private companies or on their own. You can get a good contractors or builder by making research. Some contractors paste their seal on buildings they have worked on, so that they can be contacted if you like their work.
 
Getting a competent contractor is a very difficult task and lots of process has to be followed. Mostly In cases of new projects I see project owners put out advert which includes the description of services required. Contractors will then submit their contract bid, project proposals and also quotation along with their curriculum vitae CV. When vetting their cv, it’s advised for project owners to evaluate the contractors based on their past projects
