Minor things to check when buying a property

In our culture the morning sun is very important not really as a superstition but for the vantage point. If your property is facing the afternoon sun then you will suffer the heat until early evening. Another thing is the electric post that should not be on your side otherwise it might block the view and in this tropical country the typhoon may cause the electric post to fall on the property. What other minor things to avoid do you have in mind when buying a house?
This is both surprising and interesting at the same time. How you know where your property is facing? Do you need a compass to ascertain that? Are you sure your claim is not superstitious? It is strange kind of. Pleasei like to know your culture.

when buying a property so many things you will need to check her
1. the construction if it's a building check if it suits what you want to use it for.
2. Check the documents of that property if they are all complete and intact and also up to date.

This might not be a minor thing but something to check is things like the legality, was the house built with the right papers and has it been properly registered.
In this part of the country more liable to flooding, you will be doing yourself good if you check if the house is built on water ways. You should also consider the neighbors around whether they are the noise making and trouble making types.

Property documents checklist.
Verify the identity of the seller.
Conversion and land-use permissions.
Construction approvals.
Occupancy certificate.
Status of tax payment.
Encumbrance.
Physical survey and access to the property.
When buying a property, there is no minor thing to check out for because I believe all things are essential. You should check for any default in the building like cracks, faded walls, broken pipes etc, to know the worth of what you are buying.
As a good investor I think the legal checklist for buying a property are property documents checklist ,verify the identity of the seller ,conversion and land use permission, construction approvals, occupancy certificate, and status of tax payments. This will help you in getting your property ready.

This is a very wise response and submission. There are really minor things we tend to overlook in getting our properties right. The position of the sun for instance. It is better the greater part of the house faces the morning sun than it facing the afternoon sun for convenience sake

When buying a house in my country, you have to look out for any form of leakages as leakages in the building where water is logged are very common occurrence in houses. The most unfortunate thing about it is that these leakages are easily concealed and it takes a thorough search of the property to be able to detect it.

If you want buy or rent house in a any area.
Look for things like water, how good the electricity supply is in the area. And confirm if the agent or caretaker is real so you won't be scammed

Property documents checklist
It is a settled legal principle that a person cannot convey a better title, than what he himself has. As a first step, the buyer should undertake due diligence, to ascertain the existence of the title with the seller, the nature of the title and its marketability and the ability of the seller to convey clear and marketable title, free from encumbrance.

Minor thing to check when buying property is that you have to confirm first how sure is the property, because most of the property have been hand over to caretaker, know who is the owner first and check the document that are attached to it to avoid any problems in the future.

Very good question
For me you have to check the electrical appliances and also check the doors and window for any breakage, the toilet sink, shower and bath tub and also pay close attention to the basement wall.

You will also have to check wether someone is buried in the house because people that especially in africa.another thing is water.i don't like a house where there is no water.atleast there should be one close to the house if not in house proper.

I think there is no major thing really to check when proposing to buy a property, every thing you can think of are major and therefore taking chances maybe be dangerous. All features of the property starting from its foundational level or stories behind it are all significant.

There are things to be checked, such as , the water system and the pipe that carry water around, with the wall sockets, you check the wiring system if it functions well, and you check the roof if it licks, when rain falls, and check doors and the handle, and check the floors of the room.

the thing considered minor when buying a house may turn out large which will end up giving frequent problems to the person living in the house.part of this includes checking the plumbing works in the house and making sure the house is well fixed and structured

Come to think of it, what you have listed here are not minor issues because they can go a long way in making life easy or otherwise after choosing to stay in the property. It is good to check out for things like that and constant light, source of water, drainage system etc could also be some minor issues to check

Location: Ensure that the road leading to the house should be accessible. Cars and other means of transportation should be able to access the property. Visit an area a few times on different days to get a feel of the environment.

Social Amenities: Find out where all the schools, supermarkets, hospitals, parks and markets are located. This will help in understanding how convenient it will be moving around.

Security: The house should be located in a secure neighborhood. Also, inquire about the crime rate in the neighborhood.

Minor things are.. first and very important thingfor buying a property is the legality and then check documentation this is very important for property.. After that the location of area, and facilities like water supply gas supply electricity they are important minor thing to be check when any one buy a property.

Look under the sink and around the toilet for leaks and water damage. Keep an eye out for mold as well. It may seem a little overbearing, but if you're seriously considering buying a house you want to make sure there are no post-move-in surprises like low water pressure or plumbing problems.
