My brother is an estate and property sales representative, he has been selling housing properties for over 8 years and I can say he is really doing well for his profession.

I introduceto him a new method of making is work more easier which is the internet but he refused and said internet can never be has fast has selling houses and properties the old way. He continued by saying I should be careful with displaying my properties online cos we now have fraudsters who uses another person's property has their own and sells it without the owner knowing.

Never have i witnessed this that's why I came with the question here, have you witness people who claims another person's properties has theirs and sell it without the original owner knowing?

No i don't thinks so. There is always a paper work. I thinks every country having such law to confirm from the owner of the land.
We should pay full attention it.

There are fraudsters who specializes in devising various means to defraud people and can go at any length to achieve that. What that means is people can be defrauded using your displayed property online, but because the documents and paperwork they signed while transacting the business are all fake, the person cannot claim the property when the real owner surfaces with the authentic documents.

Yes, I knew a case similar to the one you describe. I have a friend who was looking for land online, he contacted the advertiser, he saw the land when they were going to close the deal, the neighbors recognized the seller as a scammer. They immediately called the real owner who was nearby and the police detained the said seller. You have to be very careful because these things do happen.

If transaction is done virtually there is every possibility of scam ... But a buyer can check for the credibility of the documents by visiting government offices....you can only advertise the job online but business and verification should be done face to face so as to follow up paper work

When my uncle who is a US resident wanted to sell his lot in the Philippines, he sent me an SPA (special power of attorney) which gave me the authority to sign in his behalf for the sale of the property. When it comes to fraud I think that can also be done because scammers can forget the signature of the owner in making a special power of attorney to his cohort in selling the property. Even if the buyer would verify the property in the city hall, the owner would be the same. The only safeguard is to avoid buying with the use of the SPA, let the owner appear personally.

They may only sell it secretly and without proper documentation ,the buyer will definitely loose his money when the case is up in the court, because he will not have the original documents of the land to show for it .

It depends with which property you mean, the actual property is the documentation that show the original bearer of that property or asset. So in instances you are not keeping documentation secure, someone may claim that property or asset to be theirs. So secure the documentation as other people can be craft.

People these days are unpredictable so its very possible for ones property to be without one awareness but I asked an individual i won't allow anyone sell my property without my awareness because i won't let anyone have access to my property document to avoid selling of my property without my awareness.

Well yes it may be possible, technically.
If they have all the available documents and papers and they are legit and original they might be able to sell it, and if they need your signature they may even forge it.

Your brother had a valid point in what he has said , the internet is the fastest way to get customers and complete transactions but trust still remains a problem as there are still fraudsters. In trying to buy properties online, want you should look for is how to get a customer or seller but the negotiations. Legalities and payments should be done offline.

When it comes to criminality, there is nothing fraudsters cannot duplicate and try to sell out, infact this question reminds me of a fraud that was committed in my area sometimes back, some people came to buy house. Fraudsters knowing that these people are rookies in the house buying business decided to take advantage of their ignorance to scam them, they went and wrote some wordings like an house documents, and convinced the unsuspecting victims of paying them a huge sum of money for the house.

It is possible there are a lot of people who have lost their property without their consent. This is as a result of the corrupt system in most part of the world, some land are even sold to more than four people with fake documents.

Due to corrupt nature of our system and ignorance of the property owner, anything is possible. But when securing a property. There should always be rigid paper work which must be attested by a competent lawyer.

Fraudsters every where, if your house or landable property is not on a secure environment, you might stand a chance to lose because of invaders. That's why you need legal documents too to claim ownership of your property. You don't just buy blindly or invest blindly because you want a property.

It's actually depends on certain situation for example if the property you are talking about is not your own or maybe you get it from someone by force or in a dubious manner then certainly that person can hire a lawyer and the property can be sold even without your consent provided the person provide all valid document to back up his or her claim.

This happens a lot of time. Fraud can easily perpetrated online. Though any reasonable buyer wouldn’t fall easily for fraud as there’re necessary documents that are needed to be presented before purchasing a property but fraudsters can duplicate any document in these recent days

It's possible for such to happen as fraudsters are on the rise recently. Some owners of properties don't have the right and complete legal documentation of their properties and fraudsters exploit this deficit to sell such properties without the consent of the owners.

Yea it is very possible, there are a lot of fraudsters who specialises on producing fake documents and it would seems like the original. They are expert in what they do, some of them are getting away with such form of fraud. But i prays nemesis catch up with them someday in the future

It is possible for your property to be sold without your concept, especially if the property has been abandoned for a long time especially if it's a land, people sell other people's land a lot, if the land has been without development for long, especially in this world where thee are a lot of scammers around.
